Gum, oil drips, bird soil, and the dark ring around a trash enclosure do more to set the impression of a property than anything a nightly janitorial crew touches — and they are almost always on nobody’s schedule.
We put exterior hardscape on the same written cycle as the interior. Surfaces are identified and specified individually, because the pressure and detergent that clean a concrete drive lane will damage soft masonry or strip a sealed paver. Where local rules require it, wash water is captured and disposed of properly rather than pushed into a storm drain.

Will pressure washing damage our surfaces?
Not if the pressure and chemistry are specified per material, which is why the walkthrough identifies each surface before anything is quoted. Etched concrete, stripped sealer, and blown mortar joints are permanent, and they come from treating a building as one surface.
What about wash-water runoff rules?
They vary by jurisdiction across Southern California, and where capture and disposal are required we scope and price them into the job. We will not quietly push wash water into a storm drain and leave the exposure with you.
How often should a parking structure be washed?
Most structures run a rotating deck schedule — quarterly to annual per deck depending on traffic and drip load — rather than a single disruptive whole-structure wash. It spreads the cost and the closures.
Can you remove oil stains?
Fresh drips usually lift with hot water and degreaser. Long-set oil that has penetrated porous concrete lightens rather than disappears, and we will say so before the visit instead of promising a result the surface cannot give.
Do you handle gum?
Yes, as a specified task. Gum is what makes a walkway look neglected even after washing, so it is either in the scope with a stated method or explicitly excluded — never assumed.
When do you work?
Early morning before opening for storefronts and entries; overnight or weekends for parking areas and anything requiring a closure. The window is agreed in the scope along with the exclusion zones.
